General servicing

This is the routine visit: filters washed, coil face cleaned, drain line flushed. Most companies price per unit and drop the per-unit cost for two or more units in one visit.

An overhaul means the indoor unit is dismantled so each part can be soaked and scrubbed. Many published prices are for 9,000 to 12,000 BTU wall units. Bigger units cost more.

Service contracts
Many companies sell yearly contracts with a set number of general services, often three or four, sometimes with a chemical wash included. Contract prices vary a lot with the number of units and visits, so we haven't tabled them. Compare the per-visit cost with booking one-off visits, and check exactly which jobs each visit covers.
What moves the price
- Number of units in one visit.
- Unit type: wall-mounted, ceiling cassette or ducted.
- Unit size in BTU.
- Whether the outdoor unit is included.
- Access, such as high ledges.
- GST, which some companies quote separately.
DIY or professional?
Rinsing the filters yourself every few weeks costs nothing and helps airflow. The coil, blower, drain line and refrigerant are jobs for a technician. Cleaning products sprayed into a unit without rinsing it through properly can leave residue, and refrigerant work needs gauges and training.
